It's no secret that we all are seeking leads all the time, it's the blood of our business, no leads equals no commissions, leads can come from all over the place, here's a few lead generation tips, that you can use without breaking the bank:
- Purchased Leads: There's a lot of companies and social media is flooded with "free" leads, "you don't pay, until closing day" advertisement, just to find out that they're not really free, if you fill out their More Info ad to schedule a call or to join a zoom with them, they will ask you for $2,500 upfront, $300 - $700 a month to pay for their PPC Google campaign plus probably a one time fee. The best leads in my opinion as a Premier Agent with Zillow, I think Zillow has the best leads, the problem is they are not cheap, they are actually pricey, depending on the zip code they can be $1000 a month for 6 leads a month, the second in my list would be Realtor.com leads, they are decent, not as expensive but it's hard to get an available zipcode. And there's others that I wouldn't bother to explore, they are similar to "trigger leads" in the lending world.
- Real Estate Broker Leads: This is a great option for the realtors that are new to a market or in the industry, if you join a broker that offers you company leads, they could come from many sources, Zillow Flex is a great program, but you will have to sacrifice a big chunk of your commission, usually 40%, depends of the price range of the property, and you would have to be part of a group, and a leader that handles the leads distribution are not always is fair, I guess there's politics in business as well, be prepared for them to keep the best leads for themselves and give you whatever is available or until you prove yourself that you can close the leads they trust you with.
- Referrals: Once you close a few deals and have some reviews and a reputation in your area, people will start referring you, you will have to market yourself, giving away your business cards to everybody you encounter, if you are out there making things happen, you will see results soon, and people will come to you, which is the goal, not chasing people but getting phone calls with inquires.
- Online Leads: Some agents like social media to promote, me personally, I don't like it and I don't do it, I don't spend money on advertisement on social media, I feel those leads are just browsing and are not serious to purchase or sell a house, I rather create content on my website and provide value to my past clients or potential clients that I get with the previous methods mentioned before.
At the end of the day, people will come to you depending on the level of service you provide, how good you make the client feel about the transaction and your services, one of the complaints I hear more often from clients is lack of communication and responsiveness, and I must add caring.
